You’ve heard that the market is great no matter what time of year it is, and you need to sell your home ASAP. It’s not uncommon for sellers to wonder if “no matter what time of year it is” includes the holiday season and if, in addition to gifts, people shop for homes in December.
Selling your home during the holidays presents a unique set of challenges, but it is possible. However, given the circumstances of most people during this time of year, it might be better to delay by a few weeks.
Selling a home means that you have to be prepared for showings (including last-minute ones), open houses, and offers, so if you’ll be out of town or difficult to reach, it might be better to wait.
If you’re having holiday guests, it’s definitely better to wait. Keeping a house clean is hard enough, but adding guests to the mix can make it nearly impossible. Additionally, it can be difficult to find a place for a full house of people to go during a showing.
While the amount of people looking for homes might slow down during the holidays, it never truly stops. There will always be buyers looking for homes, and typically the ones looking during the holidays or the “off season” need to find a property quickly due to relocation or another pressing matter that prevents them from being able to wait. If your home isn’t on the market when those homebuyers are looking, you might miss an opportunity to sell your home.
If you do decide to sell during the holidays, be prepared to keep your home showing-ready at all times. That can be a challenge during the hectic holiday season, but it’s required if you choose to sell now.
It’s far worse to show a home that is messy and not ready for the market than to wait a few weeks and to list it when you’ve been able to clean things up and make sure that your home will make a positive impression on buyers.
Unless the options are extremely limited, potential buyers rarely look at a home they weren’t impressed with twice, so make the best first impression regardless of when you decide to list.
